GENERAL CONDITIONS
NO UP-FRONT FEES
We charge our fees upon the successful performance of your Sales & Lettings instructions.

LETTINGS
Let Only (No Ongoing Management) Fee:
From £450 (inc. VAT), which includes:
- Professional advice and recommendations for successful property lettings
- Photography & detailed description of your property
- Advertising on our & prominent websites: Right Move, On the Market, All Agents
- Scheduling and executing property viewing
- Unique tenant interview assessment & vetting
- Preparation of AST and supplementary legal documents
- Move-in process including inventory report
- Access to our property repair and maintenance service at cost-effective rates
FULL MANAGEMENT
Set-up Fee: £200 (including VAT).
Monthly Management Fee: 10% of monthly rent (minimum £50 inc VAT), includes:
- All services mentioned in the “Let Only” package
- Monthly or 4-weekly rent collection, prompt payment, and statement issuance.
- Collection & registration of tenant deposit with a certified Government agency
- Periodic property inspections
- Provision of emergency out-of-hours contact for tenants
- Utility & council tax billing management and check-out service
OPTIONAL SERVICES (Recommended for Professional Landlords)
Photographic Inventory by independent Inventory Specialist: Starting from £50 (inc. VAT).

All fees must be displayed inclusive of VAT (e.g., 1 % + VAT should be 1.2% inc. VAT,
£999 + VAT should be £1,198.80 inc. VAT.
